How the estimate works
Roof replacement: we divide your home's size by its stories to get a footprint, add a typical attached garage, and multiply by 1.15 to 1.4 for pitch and overhangs (a 4/12 roof adds about 5% to the footprint, a 12/12 about 41%). That roof area is priced at published replacement rates: the installed cost of the new roof plus $1 to $3 per sq ft to tear off and dispose of the old one.
| Material | Installed | With tear-off, per sq ft of roof |
|---|---|---|
| Asphalt shingles | $3 to $6 | $4 to $9 |
| Metal roofing | $5 to $16 | $6 to $19 |

New home: finished square feet times the published Utah cost per square foot for the finish level, construction only:
| Finish level | Per finished sq ft |
|---|---|
| Builder-grade finishes | $180 to $280 |
| Custom design and finishes | $280 to $600 |

Common questions
Is this a quote from Hamblin Homes?
No. It's a ballpark range from published Utah cost averages, so you can plan before anyone visits. Your real price comes after a walkthrough of your roof or lot.
Why is the range so wide?
Because the same size roof or home can cost very different amounts. Roof pitch, tear-off layers, decking repairs, skylights and chimneys move a reroof; lot conditions, design and finishes move a new home.
Does the new home estimate include land?
No. It covers construction only. Land, excavation and site prep, utility hookups, permits and impact fees are extra, and our cost-to-build guide breaks those down.
Why isn't there a price for roof repairs?
Repairs depend entirely on what's wrong. A few lifted shingles and a failed valley are very different jobs, so we inspect first and then price the repair.
