Build on Your Lot

Build on your own lot in Utah

Already own land, or have your eye on a lot? Hamblin Homes builds on your lot anywhere along the Wasatch Front. You keep the location you chose, and you get a home designed for that site instead of a model plan dropped onto it.

What is build on your lot?

Building on your own lot means you supply the land and hire a builder to design and construct the house on it, instead of buying a lot and home package from a subdivision builder. The key early step is a feasibility review of the lot: slope, soils, utilities, setbacks, and any HOA or city design rules, because those drive the cost to build.

Your lot, checked before you commit

The most expensive surprises in a build-on-your-lot project are in the dirt, not the drawings. Before plans are final we review:

  • Utilities: whether water, sewer, power and gas are at the lot line, or need to be brought in (or a well and septic system).
  • Slope and soils: how much excavation, retaining and foundation work the site needs.
  • Setbacks and zoning: the buildable footprint, height limits and whether a detached ADU or shop is allowed.
  • HOA rules: architectural review, required materials and minimum square footage.
  • Access: whether trucks and equipment can reach the site, which affects cost and schedule.

Financing a build on your lot

Most build-on-your-lot homes are financed with a construction loan that converts to a mortgage when the home is finished; land you already own can often count toward your equity. We work with your lender's draw schedule and inspections. We are a builder, not a lender, so talk to a Utah construction lender early about what fits your situation.

Common questions

Do you build on lots outside a subdivision?

Yes. We build on infill lots, rural parcels and lots in existing subdivisions along the Wasatch Front, as long as the site can be permitted for a single-family home.

What should I check before buying a lot to build on?

Confirm utilities at the lot line, zoning and setbacks, HOA rules, slope and soils, and road access. We are happy to walk a lot with you before you buy.

Can I use my own house plans?

Yes. We review your plans against the lot and local code, and flag anything that would drive cost or cause a permit problem.

How long does it take to build on my lot?

It depends on design, permitting in your city and the size of the home. We give you a realistic schedule with the estimate, after the lot review, rather than a number before we have seen the site.
