How the lot checker works

Each answer adds or clears an item. Lots that need a well or septic, need power brought in, sit on a slope or have an HOA get more to confirm. Links go to your county's parcel map and health department, and to Utah's Division of Water Rights.

It's a list of questions, not a verdict. Whether a lot can be built on, and for how much, comes from the city, the utilities and a lot walk.

Common questions

Can I drill a well on my lot in Utah?

Only with a water right and permission from the State Engineer. Utah's Division of Water Rights says to allow several months between applying and a decision, and some areas are closed to new water rights, so check before you buy.

Who approves a septic system on the Wasatch Front?

The local health department: Weber-Morgan in Weber County, and the Davis, Salt Lake and Utah County health departments in theirs. A site and soil evaluation comes first, and not every lot can take a system.

Does the lot checker tell me if my lot is buildable?

No. It gives you the list of things to confirm and where to confirm them. Answers from the city and utilities, plus a lot walk with a builder, tell you whether and how it can be built on.
